Scope
Hard floor care is delivered as a mix of routine maintenance (built into your janitorial contract) and scheduled project work (quoted separately).
Routine Maintenance (built into janitorial service):
- • Daily sweeping and dust mopping of vinyl, VCT, tile, laminate, and sealed concrete.
- • Damp mopping with neutral pH chemistry and microfiber systems matched to your finish type.
- • Spot and spill response with signage and slip-hazard control.
- • Edge detailing and baseboard wipe-downs on rotation.
- • Matting program upkeep—shake-out, vacuum, and seasonal changeovers.
Periodic & Project Floor Care (quoted per job):
- • Machine scrub & recoat of VCT/vinyl and other resilient flooring.
- • Full strip-and-finish programs for VCT/vinyl (including staging, barricades, and cure time).
- • High-speed burnishing to maintain gloss in busy traffic lanes.
- • Auto-scrubbing programs for large corridors, lobbies, and plant floors.
- • Tile & grout deep cleaning in restrooms, kitchens, and change areas.
- • Sealed concrete scrub & recoat / scrub & seal where appropriate.
Programs are built around your traffic patterns, operating hours, and finish manufacturer guidance, not a one-size-fits-all "once a year strip and wax."
Exclusions
To protect your finishes and keep scope realistic, these items stay out of standard hard floor care and are handled by other trades or by separate agreement:
- • Structural floor repairs, levelling, or replacement.
- • Major concrete grinding, shot-blasting, or polished concrete installation systems.
- • Moisture intrusion remediation, mould remediation, or asbestos-containing materials (ACM) work.
- • Manufacturer warranty work that must be completed by an authorized flooring contractor.

Floor care is tracked as part of your overall quality program, not "extra" work:

- ✓ Gloss / appearance checks on representative areas, with thresholds agreed in advance.
